Mold Present and Frost Build Up on Roof Deck in Webberville, MI
Challenge
The homeowner explained to us that when he had his house put up on the market, he had to get a home inspection done. The inspection leads us to find mold present on his roof deck. His roof deck was also experiencing a buildup of frost. Not only was the attic roof deck covered in frost and containing fungal growth, the roofing nails were also all rusted. Rusted nails are a sign of high humidity in the attic. The problem here was caused by his gable vent being dirty, and not letting enough air flow to pass through the attic space. The homeowner was lacking insulation from being in Zone 5, which also contributed to the current problem. The homeowners biggest concern with the problem at hand, was his worry about the mold and not being able to sell his home if he couldn't get his attic fixed to pass the home inspection. The homeowner chose to have the problem fixed after we thoroughly explained our process for mold remediation and ensured we would be able to solve the problem with the buildup of frost on the roof deck.
Solution
The homeowner chose our company to fix his home because we were competitive in price with all the other companies he had out for a quote but he found us to be the most thorough during the inspection. He was confident that we would be able to help him solve his attic issues right away. Our solution was to perform a mold remediation in the attic and get it back to a healthy state. We then did a cap off of Cellulose Insulation (R30) to his existing Fiberglass Batt Insulation (R30) to get him to R60. We finished up the job by air sealing and insulating his hatch cover. The only challenge we faced during the installation process was getting the roof deck warmed up and dry by using heaters in the attic. The attic was small, so it was difficult to move around the heaters and continue working. We used a combination of products to achieve our finished results. We used Mold X2 products, SilverGlo, and TruSoft Cellulose. The homeowner now has a mold free, frost free attic and was able to pass his inspection to sell his home.
